Rent vs. Sell: The Decision Every FSO and Military Owner Faces

We manage a lot of Foreign Service and military owner properties.  And pretty frequently, someone posted abroad or across the country sends us a version of the same email: I've got a home in Northern Virginia and orders to be somewhere else. Do I rent it out or sell it?

There's no single right answer. But there's a right way to think about it, and after helping hundreds of military and Foreign Service families through this exact decision, we've got the framework down.

The case for renting

You keep a NoVA asset. Northern Virginia real estate has been one of the most durable long-term markets in the country. Selling means giving up a foothold that's expensive to buy back into later.

Rent usually covers the mortgage. Even with the market softening a little this year, most of our owners' properties rent for enough to cover the note and then some.

You have a home to come back to. For a lot of FSO and military families, the NoVA house is home base. Renting keeps that option open without leaving it empty.

The lease rules protect you. Virginia's military lease protections (which just got more flexible this July) mean the system is built with service members in mind.

The case for selling

You don't want to be a long-distance landlord. If the idea of managing a property from another continent stresses you out, that's a real cost though it's the exact problem we exist to solve.

You need the equity now. Sometimes the cash matters more than the long-term hold.

The property's a poor fit for renting. Some homes just don't rent well, and it's worth being honest about that.

The part people get wrong

The mistake we see most is treating a soft market as a reason to panic-sell. Rents dipped slightly this year but that's not a reason to give up a strong long-term asset. Selling from overseas, timing the market, and buying back in later rarely comes out ahead.
