Have a system for after-hours calls. Tenants need to reach someone. A missed emergency call at 2am is how a $300 fix becomes a $5,000 claim.

Know what's an emergency and what can wait. Not everything is a middle-of-the-night problem, but you need clear rules so tenants—and you—aren't guessing.
